General terms and conditions Sun and Sea Holidays
Introduction
Zon en Zee Vakanties offers a platform for booking holiday homes. The ads are prepared in cooperation with the owner and are based on the data supplied by the owner. Zon en Zee Vakanties is a party to the rental agreement and takes care of the administrative processing on behalf of the owner. By making a reservation through Zon en Zee Vakanties, the tenant accepts these booking conditions.
Platform usage
- Sun and Sea Holidays provides a platform through which homeowners can advertise their holiday homes and reach potential tenants.
- The advertisements are prepared in cooperation with the owner and based on data supplied by the owner. The owner is responsible for the accuracy of this information.
- Although Zon en Zee Vakanties aims to provide up-to-date and correct information, tenants are advised to verify important details in advance.
Booking
- A booking is made after the tenant has made a reservation and this has been confirmed by Zon en Zee Vakanties.
- Within 24 hours of making a booking, it can be cancelled free of charge.
- After checking the data, the tenant receives a payment link. Once the required (down)payment has been made, the reservation becomes final.
Prices
- Unless stated otherwise, the total rental price includes tourist tax, reservation costs and final cleaning.
- The deposit or participation in a damage coverage fund, depending on the agreement with the owner, is handled directly between the tenant and the owner and is not included in the payments arranged by Sun and Sea Holidays.
- Prices are set by the owner. Any changes in prices after a final reservation will not be made.
Deposit
- The deposit, depending on the agreement with the owner, is handled directly between the tenant and the owner and is not covered by the payments that Sun and Sea Holidays arranges. If there is participation in a damage coverage fund, it is managed by Sun and Sea Holidays and processed through regular payments.
- Any damage or costs will be settled by the owner against the deposit.
- Information about the deposit or damage coverage fund is clearly communicated to the tenant in the rental documents.
Payment
- Upon receipt of the booking confirmation, the rental agreement is binding, and payment must be made via the payment link provided by Sun and Sea Holidays.

Payment schedule:
- For bookings more than 6 weeks before arrival:
- 25% of the total amount immediately after booking.
- 75% at least 4 weeks before arrival.
- For bookings within 4 weeks before arrival: the full amount immediately after booking.
- For bookings more than 6 weeks before arrival:
- If payment is not made on time, the tenant will receive a payment reminder. If payment is not made on time, the reservation will be cancelled in accordance with the cancellation conditions.
Cancellation
- Free cancellation is possible within 24 hours of making the booking.
- After this period, the following cancellation fees apply:
- More than 93 days before arrival date: 15% of rental price
- 94 to 62 days before the arrival date: 50% of the rental price
- 62 to 31 days before date of arrival: 75% of rental price
- 31 days or less before arrival date: 90% of the rental price
- On the day of arrival 100% of the rental price
Rental period
- Sun and Sea Holidays will provide the tenant with all relevant information on check-in, such as key handover, location and specific instructions.
- The exact arrival and departure times are stated in the rental documents. The holiday home must be vacated no later than 10:00 on the day of departure, unless agreed otherwise.
The holiday home
- The holiday flat may only be used for holiday purposes.
- Pets and smoking are only allowed if this is explicitly stated in the advertisement.
- WIFI is an extra service. Zon en Zee Vakanties is not liable for limitations in speed or coverage.
- Sun and Sea Holidays reserves the right to terminate the agreement in case of abuse, nuisance or violation of the conditions. In that case, there will be no refund of the rental price.
Complaints and repairs
- Complaints and requests for repairs are handled on the basis of the agreements Sun and Sea Holiday has made with the owner. This information is clearly stated in the rental documents.
- Tenants should report complaints or defects directly via the given service number or directly to the owner, depending on the agreed procedure.
Damage
- The tenant is liable for damage to the property and/or contents arising during the rental period.
- Damage must be reported immediately to Zon en Zee Vakanties or the owner, depending on the agreed procedure.
Final cleaning
- The final cleaning is carried out by the owner or a cleaning company, depending on the agreements made.
- The tenant is obliged to leave the accommodation neat and tidy. Incomplete cleaning or negligence may result in additional costs that will be deducted from the deposit.
Noise and nuisance
- The policy regarding noise and nuisance depends on the agreements with the owner and is clearly stated in the rental documents.
- Sun and Sea Holidays is not responsible for nuisance caused by external factors such as neighbours, construction work or traffic, unless otherwise agreed.
Privacy Policy
- Sun and Sea Holidays processes personal data in accordance with the General Data Protection Regulation (AVG).
- Personal data are only used for the execution of the rental agreement and are not shared with third parties without permission, unless necessary for administrative purposes.
Concluding provisions
- Sun and Sea Holidays is responsible for the administrative handling of the rental agreement. The owner remains responsible for the accommodation and compliance with the terms and conditions.
- Dutch law applies to these booking conditions.
- Disputes will be submitted to the competent court in the Netherlands.
